Estate painting of Lake Maggiori Villa

This is a very pretty painting purchase in an Philadelphia estate sale . The painting shows Italian fishing boats with a villa and steps leading down to the sea.
The colors are murky and muted. Lots of contrast with the Italian tile roof and the green foliage against the blue water. The sails on the boats are creamy and rust against a mountainous background.
The painting is in good condition and is signed Mertenc. There is more but I can't read it.
This painting is oversized and will cost about $100. To ship by Fed Ex ground.
